What does Ejari have to do with your security deposit?
Ejari is Dubai's mandatory tenancy registration system, run under RERA. Every lease must be registered — typically within 30 days of signing — and here is why it matters for your deposit: an unregistered contract is not enforceable before the Rental Dispute Settlement Centre. If your tenancy is not in Ejari and the landlord keeps your deposit, the tribunal that exists to help you may not even hear the case. Registration is what turns your deposit from a handshake into an enforceable claim.
What Ejari records — and what it does not
Ejari registers the tenancy contract: parties, property, rent, and the terms written into the RERA-format agreement — including the security deposit amount if it is stated there, which it always should be. What Ejari does not do is hold the money. The deposit itself sits wherever the parties put it — the landlord's account, a cheque in a drawer, or a modern card hold. Ejari is the proof layer, not the vault.
Using Ejari to protect your deposit
- Get the deposit into the contract. Amount, refund period, and any restoration obligations — written, not verbal.
- Confirm the Ejari certificate exists. Whoever registers (landlord, agent, or you), keep a copy of the certificate and contract together.
- Keep your receipts. Proof of paying the deposit plus the registered contract is the evidence pair that wins disputes.
- On renewal, re-register. Renewals need updated Ejari records; a lapsed registration weakens an otherwise clean deposit claim.
